Access Statement For Apartment 1, The Pinnacles
Introduction
The Pinnacles consists of 2 holiday Apartments positioned right on the Swanage
sea front. The golden sandy beach which is adjacent to the Apartments is a
minutes walk away. All amenities such as shops, library, tourist information etc
are within easy walking distance.
Pre-Arrival
We have an extensive website showing the location of The Pinnacles with diagrams
of the floor/room layouts and photographs of the rooms.
Bookings and enquiries can be made directly from the website, by e-mail, by
telephone or by letter.
All guests are provided with a map and directions to the Pinnacles.
Both the bus terminus and taxi rank are at Swanage railway station which is 0.25
miles away
The nearest mainline train station is at Wareham which is 10.1miles away.
The nearest RADAR toilet is at the Heritage Centre on the Stone Quay which is
50m away.
This access statement is available on our website and in the 'Welcome File' in
the Apartment.

Arrival & Car Parking Facilities
The Apartments are located on The Parade in Swanage which is a row of Victorian
Houses sitting just back from the harbour wall.
There is a parking space for guests staying at Apartment 1 at the front door to
The Pinnacles. It is the first space in from the square entrance. It measures
250cm by 366cm.
We will endeavour to keep this space available for guests but cannot guarantee
its availability at all times.
The nearest long term car park is Broad Road Car Park which is 0.25 miles away.
It is also possible to park on many of the roads in Swanage but adherence must
be made to any parking restrictions in place.
Main Entrance & Reception
The main entrance to the building is the front door from The Parade.
There are 4 stone steps up to the front door each 119cm x 10cm.
There is also a slight ridge to the door of 2.5cm to step over.
The front door is 104cm x 208cm. The hinge is on the right. The keyhole is 127cm
high.
The timed push button light switch (which lasts for about 2 minutes) for the
hallway and landing lights is just inside the front door on the left 145cm high.
There is an internal door 104cm x 208cm. The hinge is on the right.
The floor between the front door and the internal door is matted.
The floor in the remainder of the communal areas is a blue carpet.
Approaching the front door of Apartment 1 on the left hand side are the stairs
to the upper floors. The first stair, 23cm wide x 17cm tall x 99cm long, juts
out slightly onto the hallway.
Just before the start of the stairs on the left hand side is the switch for the
outside light, 72cm high.
The entrance to Apartment 1 is at the end of the hallway.
The front door to the Apartment is 77cm x 196cm. The hinge of the door is on the
right. The keyhole is 135cm high.
There is a push button light switch for the hallway and landing lights on the
right hand side just in front of the door 135cm high.
The door opens into an internal hallway with 3 doors leading off it.
The light switch is on the wall directly opposite 135cm high.
The carpet is green patterned short pile.
Kitchen
The door from hallway leading into the kitchen is on the right, 76cm x 201cm.
The hinge is on the right.
Immediately there is a step down, 15cm high, into the wide galley shaped
kitchen.
The light switch is on the left hand side 150cm high.
There is a fire blanket 12 cm above the light switch.
The kitchen floor is wood effect lino.
On the left there are work surfaces 279cm long x 89cm high x 59cm deep with
cupboards above and below.
On the left in the centre of the work surfaces are a sink and draining board,
89cm high, and cooker with boiler above.
The hob height of the cooker is 90cm high. There are 4 rings.
The oven doors can be accessed from the front and both sides. The grill oven
door is 79cm high. The main oven door shelf is 53cm high.
The boiler switches are 173cm high.
On the right there are work surfaces 200cm long x 89cm high x 59cm deep with
cupboards partly above and below.
The fridge is under this part of the work surface with the 2* ice box at 64cm
high and the highest shelf being 48cm high.
There is a microwave on top of the work surface.
There is a round table 75cm high with 4 chairs and 4 stools.
The kitchen is lit by a fluorescent light.
There is a Radio/CD player.
Outside and Patio Area
The kitchen leads through a short corridor with a light switch on left 145cm
high.
The corridor turns left at the end.
There are 3 steps down to the back door each 14cm deep by 84cm long.
The back door is 61cm x 181cm. The hinge is on the left.
The keyhole is 84cm high and the key is kept in the lock.
Once the door is open there is 1 final step down, 12cm deep x 74cm long.
The door opens onto a patio area furnished with a garden table and 4 chairs.
There is a wooden back gate 86cm x 200cm giving access to the service road
behind the parade.
The hinge is on the left. There are 3 bolts equally spaced, 1 at the top, middle
and bottom.
Toilet
The toilet door, 66cm x 191cm, is on the left leaving the kitchen on the way to
the back door. The hinge is on the left.
The locking handle can be opened from the corridor if required.
The light switch is on the right 145cm high.
The toilet seat height is 40cm.
The distance to the left of the toilet is 20cm. The distance to the right of the
toilet is 18cm.
The toilet floor is wood effect lino.
Bathroom
The bathroom door, 66cm x 191cm, is on the right leaving the kitchen on the way
to the back door. The hinge is on the right .
The locking handle can be opened from the corridor if required
The light pull is on the left 125cm high.
The sink is 79cm high.
The bath is 54cm high x 168cm long x 66cm wide.
The bathroom floor is wood effect lino.
Lounge and Dining Room
The door to the lounge and dining room 76cm x 196cm is off the Apartment's
hallway. The hinge is on the left.
The dimmer light switch is on the right 137cm high.
The carpet is green carpeted short pile.
There is a 3 seater settee, 2 seater settee and 3 armchairs which are all
moveable.
There is a TV with remote control and DVD player.
The maximum size of the oval dining table (extra leaf to be found behind the
bookcase) is 226cm x 102cm.
There are 6 chairs, 2 with arms. There are extra chairs in the kitchen if
required.
There are various reading lights available.
Bedrooms and Shower Room
The door to stairs down to the bedrooms and shower room is off the Apartment's
hallway.
The door is a wooden gate 79cm x 160cm. The hinge is on the left.
The light switch for the 2 downstairs landing lights is on the right at the top
of the stairs 142cm high.
The carpet on the stairs and lower landing is green patterned and short pile.
There are 14 steps down, 18cm high x 79cm long.
There is a hand rail on either side 80cm high.
Double Bedroom
The door to the double bedroom is just to the left opposite the bottom of the
stairs 79cm x 196cm. The hinge is on the right.
The light switch is on the left 145cm high.
The carpet is green patterned short pile.
There is a double bed 4'10'' wide with a 4'6'' mattress.
The bedding consists of a mattress topper, double duvet, and 4 pillows.
The space to the left of the bed is 59cm wide. The space to the right of the bed
is 148cm wide.
There are 2 separate reading lights available by each side of the bed.
Other furniture consists of a wardrobe, chest of drawers, chair and 2 bedside
tables.
Spare pillows and blankets can be found in the wardrobe.
Twin Bedroom
The door to the twin bedroom is on the right at the bottom of the stairs 79cm x
196cm. The hinge is on the right.
The light switch is on the left 135cm high.
The carpet is green patterned short pile.
There are 2 single beds. The left hand bed is 43cm from the wall. The right hand
bed is 76cm from the wall.
The distance between the beds is 36cm.
The bedding consists of a mattress topper, single duvet, and 2 pillows each.
There are 2 separate reading lights available by each side of the bed.
Other furniture consists of a wardrobe, chest of drawers, chair and 2 bedside
tables.
Spare pillows and blankets can be found in the wardrobe.
Bunk Bedroom
The door to the bunk bedroom is at the end of the downstairs landing 76cm x
196cm. The hinge is on the right.
The light switch is on the left 142cm high.
The carpet is green patterned short pile.
There are a set of bunk beds 5ft high.
The bunk beds are against the opposite wall as you enter the bedroom. The
distance between the bunk beds and the wall on the other side is 94cm
There are also 2 Z-beds, 74cm wide. It possible to set up 1 in the double
bedroom or 2 in the twin bedroom.
The bedding consists of a mattress topper, single duvet, and 2 pillows each.
There are 2 separate reading lights.
Other furniture consists of a wardrobe and chest of drawers.
Spare pillows and blankets can be found in the wardrobe.
Shower and Toilet Room
The door to the shower and toilet room is to the left at the bottom of the
stairs 69cm x 193cm. The hinge is on the right.
The locking handle can be opened from the corridor if required.
The light pull is on the left 137cm high.
The sink is 79cm high.
The light switch is on the left 135cm high.
The flooring is blue ceramic tiles.
The toilet seat height is 43cm. The distance to the left of the toilet is 28cm.
The distance to the right of the toilet is 28cm.
The step into the shower cubicle is 24cm with the width of the shower door being
59cm.
The height of the shower unit is 158cm.

The Premises are non smoking.
There is central heating throughout the Apartment.
